Incompatibility With Area Community Character

  • We have a country residential character best described as: dispersed residential acreage parcels that respect the natural landscape features and follow the existing slope of the land, space and distance between houses, privacy, quiet, wildlife, and dark skies.
  • Ascension proposes small lots, proportionately smaller houses that are close or joined to each other with pathways between rows of houses. Minimal opportunities for landscaping.
  • All parcels will have front drive garages and blocks will be separated by retaining walls as the houses cascade down the hill. The entire hillside will be stripped and recontoured to accommodate small parcels.
  • Why is Ascension allowed to be so dense and insensitive to the natural slope of the land?
  • The current “Country-Residential” lifestyle in Bearspaw is best described as – dispersed acreage communities, privacy, quiet, space and distance, nature and wildlife, and dark skies. 
  • Large-scale retail and high-density residential are NOT synonymous with our vision for Bearspaw and are unattractive and incompatible in form, quality, design, and compatibility with existing development. 
  • Within the county there is considerable variety in the appearance and character of country residential communities. Common characteristics include:  mainly residential,  variety of lot sizes,  primarily dispersed low density development,  rural character,  designed with the landscape, and  passive and active recreational, and cultural opportunities.
  • RVC seeks to support alternative residential development forms that retain rural character and reduce the overall development footprint on the landscape. 
  • RVC – “The plan shall ensure the development supports rural character, is well designed, and conforms to current technical servicing requirements and master servicing plans and policies. The plan shall also ensure development retains the area’s natural features and that buildings are situated to create minimal visual impact on adjoining properties.”  RVC, Final County Plan May 24, 2020, pg. 40.

  • Development of this land adjacent to highly valued homes in Blueridge, as well as, recreational/natural areas will negatively impact your capacity to utilize your property as you currently do.  The developers design considerations affecting your property in relation to the surrounding area and community standards will be particularly important to understand more clearly.  In addition, the scale of the development, the quality, and nature of the design are suggesting negative impacts to the local communities in the proposal area.
